HAFA Short Sale Leads

At Brokers Data we specialize in filtering for HAFA Short Sale leads for the Home Affordable Foreclosure Alternatives Program.

If you are searching for short sale lists of homeowners whose mortgage payment has become unaffordable and they may be interested in moving to a more affordable housing arrangement, we can help!

Once the homeowner responds to your marketing using our HAFA short sale leads, you may be able to qualify these homeowners for a short sale using HAFA or deed-in-lieu of foreclosure through the government HAFA program.

The major benefit of a HAFA short sale is that the homeowner is no longer responsible for the difference between what they owe on their mortgage and the amount that their home sells for. They will not have a deficit amount to pay off moving forward.

Homeowners participating in this program will also receive a $3,000 relocation assistance benefit upon successful closing of their short sale.

In a short sale, the servicer allows you to list and sell the mortgaged property with the understanding that the net proceeds from the sale may be less than the total amount due on the first mortgage. or deed-in-lieu of foreclosure.

With a deed-in-lieu of foreclosure, the homeowner voluntarily transfers the ownership of their property to the servicer provided the title is free and clear of mortgages, liens, and encumbrances.

Generally, if the homeowner makes a good faith effort to sell their property but they are not successful, a servicer may consider a deed-in-lieu of foreclosure instead.

Eligibility Requirements:

Homeowners may be eligible to apply if they meet all of the following:

  • They live in the home or have lived there in the last 12 months.
  • They have a documented financial hardship.
  • They have not purchased a new house within the last 12 months.
  • Their first mortgage is less than $729,750.
  • They obtained their mortgage on or before January 1, 2009.
  • They must not have been convicted within the last 10 years of felony larceny, theft, fraud or forgery, money laundering or tax evasion, in connection with a mortgage or real estate transaction.

Program Availability:

HAFA is available for mortgages that are owned or guaranteed by Fannie Mae and Freddie Mac. We can filter our mortage leads for all of the above in whatever regional area you desire.
